The appraisal process has rapidly evolved in recent years and most would say, it's a lot more demanding than in the past. We put quality first, but we know that turnaround time is a big concern for many clients. So, we've simply optimized our routine processes to do more in less time. The appraisers that have always embraced new technology have been the ones able to consistently satisfy their customers with more accurate reports, better customer service and faster turnaround times.

Innovating the Ordering Experience

Years ago, the majority of orders came in via fax and were confirmed with phone calls once we arrived at the office. Often, in this scenario, it might of taken quite a while to hear back to see if the order could be taken. Things are quite a bit different now and when an order is placed on the site, we receive a text message on our phones. We can even log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.

The Welter Appraisal Group understands that real estate is all about timeliness. We use our resources to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. This website definitely reduces cycle time for us and our clients by enhancing our communications.

The Welter Appraisal Group believes in working smarter

Gathering the data for an appraisal is an intensive process. We spend a great deal of time gathering both specific information about the subject property and general data about the local market and developing trends. The Welter Appraisal Group takes advantage of technology to close the gap once again.

Instead of using paper forms and pencils and then re-keying all the information back at the office, don't be surprised to see us with a tablet PC or collecting data using an app created for our phones that even lets us sketch a floorplan right on the spot. Rather than using that clumsy old tape measure, we're seeing that more appraisers are starting to use accurate laser measuring devices that also help measure hard to access areas.

Using this technology allows us to ensure that your report is accurate, requiring fewer call-backs and revisions. A real money saver for busy appraisal clients.

Here at The Welter Appraisal Group we make sure you have ample options to receive your report.

Delivery of appraisals as PDF files through e-mail is definitely the standard these days. Most of our clients prefer e-mail because we're all accustomed to getting attachments like PDFs in our mail. It's a lot better than the old days before e-mail. But, we've even been able to innovate report delivery with this website.

Ever lost a file that was sent to you? Or have you ever had problems sending or receiving an e-mail because it was too big? We've come up with a solution for those problems, too.  Whenever we send an appraisal, the client gets a link sent to their email to retrieve the PDF. By bypassing email completely we can get around any problems caused by file size. And the download link is good for 90 days. So if anything happens to the file, you can log back in here and retrieve it again - saving you time, since we won't even need to run back to the computer.

The Welter Appraisal Group simplifies things by using Digital Workfiles

It would be great if appraisers could complete an assignment, give it to the client and never be concerned with seeing that document again. However, appraisals are used to show the condition of a property on the inspection date. Therefore, appraisers are required by law to keep their reports for 5 years in case any disputes or other matters arise regarding the property.

To sum it all up, The Welter Appraisal Group leverages our embracing of technology to improve service. By storing every aspect of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we can pull up the entire file whenever it's needed and recall exactly what that job was about.

We just wanted to give you a little bit of insight into how we use our technology daily. Investing in the right tools, along with the appraisal know-how that you've grown to expect allows the appraiser to deliver reports quicker, more efficiently and with higher degrees of accuracy.
